To Those of you interested in our preserve:
Our goal from the beginning of this project has been to “preserve” the very nature of the land we are sharing. To this end, we suggest the following simple, common sense and neighborly rules by which we would like to see our preserve enhanced.

We have placed setbacks on each lot. The front set back is 100’ and the side and rear setbacks are 25’ unless otherwise noted. THESE AREAS ARE INTENDED TO BE UNTOUCHED other than to remove dead wood and replace as needed with new trees. The idea here is to retain the “woods” look from the street, the river and each other thereby diminishing the human effect on our preserve. (1a)

Driveways are to be designed such that vehicles and garages are not directly visible from the street. (2b)

We ask that all homes be sided in a natural-colored material and include wood, brick or stone enhancement. Again, the earth tones represented by these materials will have less of an impact on our “preserve” than other materials. This requirement would apply to all sides of the homes adjacent to the Conservation Easement. (2b)

A detached garage or pole building is acceptable and must be sided to match the home. It would also be preferable if these structures have a minimal exposure to the street and follow the driveway requirements in #2 above. (2b)

Harper Valley Lane Extension will be a dedicated Harpersfield Township Road and as such will require compliance to all the Township Zoning rules and regulations.

There will be a Harper Valley Preserve Homeowners Association to allow homeowner participation in any further enhancements or maintenance necessary to effect continued improvement to our preserve. (3)

Recreational vehicles including off road vehicles must be stored inside with the exception of short term (2 weeks) use. Use of off-road vehicles in our Conservation Easement is permitted during daylight hours on designated trails only. (1h)
